When people ask me about the real estate market, there are many variables within each market – price and location are the first that come to mind. For purposes of this article, we're going to take a look at the market differences when it comes to home prices in Douglas and Sarpy Counties. 

Average Days on Market by Price Range 

According to the data provided in the Great Plains Multiple Listing Service the average days on market for existing homes in all price ranges in January was 18. However, if you were trying to sell a house under $250,000, the average days on market was 16. The higher price the price range, the longer the time on market. For example, the average days on market for a house in the $250k - $500k range was 18 days. For the $500k - $750k range the average days on market was 19. And for the $750k - $1 million price range the average days on market increased to 45.

Number of Homes for Sale by Price Range

At the end of January, there were 574 existing homes for sale in Douglas and Sarpy Counties. Here's the breakdown in pricing: there were 191 homes for sale under $250k, 234 homes for sale between $250k - $500k, 75 homes for sale between $500k - $750k and only 33 homes for sale between $750k and $1 million.

Bottom Line

When you ask a realtor how the market is, the answer could be different based on your interests. If you are an investor looking to flip houses in the $100k price range, then the answer will be a lot different than for someone relocating with a budget of $800k.
